What’s Opening and Closing in DUMBO?

Updated August 29, 2026.

Hush Street is tracking the businesses, storefronts, and vacancies changing DUMBO — a different lens from our development tracker, which follows what’s being physically built. This one follows what’s opening, closing, and quietly changing hands on DUMBO’s commercial streets: Water, Front, Plymouth, Jay, Pearl, John, and the cobblestone blocks under both bridges.

This is the second neighborhood we’ve built this format for, after Brooklyn Heights. It’s built by cross-referencing liquor license filings, building permits, and health department registrations against what we could independently verify in the current, actual world — not just what a filing says was once planned. Some of what follows is confirmed open. Some is still incoming. We say which is which, and we’ll keep this page updated as we learn more.

Empire Stores Gets a Double Debut

Address55 Water Street, Empire Stores
What’s NewABC Kitchens (restaurant) and a Kith Kids flagship (retail)
StatusOpen
LatestBoth opened within days of each other in June 2026, on different floors of the same converted 19th-century warehouse

Empire Stores, the row of former coffee-and-tea warehouses Two Trees converted into offices and retail along the DUMBO waterfront, picked up two genuinely notable tenants in the same month. Jean-Georges Vongerichten opened ABC Kitchens here — his first restaurant in Brooklyn, combining the menus of his three Manhattan “ABC” restaurants (ABC Kitchen, ABC Cocina, and the plant-forward ABCV) under one roof, with a glass-enclosed retail nook selling vintage glassware and tableware by day. Two floors away, streetwear brand Kith opened its Kith Kids flagship — only the second dedicated Kith Kids store anywhere, and Kith’s third storefront in the Brooklyn neighborhood where the brand got its start — complete with an in-store Kith Treats ice cream counter.

What We Know

Kith Kids held its opening on June 15, 2026. ABC Kitchens followed close behind, holding an open call for restaurant staff at the space on June 2, 2026, ahead of opening later that month. Both are confirmed open and operating as of this writing.

What We Don’t Know

Whether the two openings were coordinated by Empire Stores’ leasing office or a coincidence of timing. Either way, it’s a meaningful vote of confidence in the building from two brand names that didn’t need to be here.

A Northern Mexican Cantina Lands in a 200-Year-Old Building

What’s ThereTitán, a Northern Mexican restaurant and bar
StatusOpen
LatestOpened in June 2026, with a rear garden patio facing the Brooklyn Bridge

Titán is the new restaurant from the team behind Celestine and Grand Army (managing partners Julian Brizzi and Lauren Broder), with chef Alan Delgado — previously of Los Burritos Juárez and Oxomoco — running the kitchen and Ivy Mix of Leyenda and Speed Rack directing the bar program. The restaurant is named for a street in Ciudad Juárez where Delgado grew up, and occupies a building dated to 1824, on the small stretch of Front Street believed to hold some of the oldest commercial structures in the neighborhood.

What We Know

Titán is open now, serving Northern Mexican cantina fare with a bar program built around agave spirits. Its liquor license shows as active, issued July 2026.

What We Don’t Know

We could not independently confirm which business occupied 5 Front Street immediately before Titán moved in.

LatestOpened Thursday, May 14, 2026, with free cookies and tote bags for the first 100 customers

Maman signed a 6,600-square-foot lease at 66 Water Street — reported by Commercial Observer in March 2026 — in a space most recently occupied by Seamore’s. It’s the bakery’s 25th New York City location, and its first in DUMBO proper, with a full pastry counter and café seating on a stretch of cobblestone street already anchored by Jacques Torres’ chocolate shop across the way.

What We Know

Maman opened on schedule on May 14, 2026, and is operating normally as of this writing.

A Padel Club Opens on Water Street

What’s TherePadel Haus, an indoor padel club
StatusOpen
LatestOpened in August 2026 — four indoor courts, part of the fast-growing padel chain’s NYC expansion

Padel — the racquet sport that’s something like a cross between tennis and squash, played in an enclosed glass-walled court — has been expanding quickly across New York, and DUMBO is now one of its stops. Padel Haus’s new club has four indoor courts, locker rooms, and a lounge, with hourly court rentals alongside memberships.

What We Know

The club is open and operating daily. We could not independently confirm what occupied 257 Water Street immediately beforehand.

Pura Vida Miami’s Second Brooklyn Stop

What’s TherePura Vida Miami, a wellness café chain
StatusOpen
LatestOpened March 26, 2026, on a 10-year lease

Pura Vida Miami — an all-day breakfast, bowls, and smoothie chain founded in Miami in 2012 — signed a 4,000-square-foot, 10-year lease at 79 Front Street, reported by Commercial Observer in October 2025. It’s the brand’s second Brooklyn location, after Williamsburg, and seventh in New York City overall.

What We Know

The DUMBO location opened March 26, 2026, and is operating normally.

What We Don’t Know

What occupied 79 Front Street before this lease — not established this pass.

A Chef-Driven Diner Is Coming to a Former Paint Factory

What’s ComingDumbo Diner, an all-day restaurant from chef John Coppola
StatusIncoming
LatestReported to open this fall; interior renovation permit for the space was filed and issued in April 2026

Chef John Coppola — who founded Bread & Spread and later ran Pearl Street Restaurant — is opening a roughly 3,000-square-foot all-day diner at 53 Pearl Street, in a building that once housed a 19th-century paint factory. Hoodline reported the plan in March 2026. A city building permit filed for the address in April 2026 describes “interior renovation of existing commercial space to restaurant with accessory storage” — matching the reported buildout and confirming real construction activity is underway, not just an announcement.

What We Know

The lease and concept are confirmed by both press reporting and an independently filed city permit. A fall 2026 opening has been reported but not pinned to an exact date.

What We Don’t Know

The exact opening date, and the full menu.

A Bouldering Gym Opens Across From the Park

What’s ThereBrooklyn Uprising (BK UP), an indoor bouldering gym
StatusOpen
LatestOpen as of June 2026, adults-only (16+), with a cedar sauna and strength-training floor

Brooklyn Uprising is an adults-only bouldering gym across from Brooklyn Bridge Park, first reported by Crain’s New York in March 2026 as targeting a roughly one-month-out opening. It’s the kind of fitness concept DUMBO has picked up several of this year, alongside Padel Haus (above) — the neighborhood’s mix of large ground-floor industrial space and a young, active resident base is a plausible draw for this category specifically.

What We Know

The gym is open and operating, with bouldering walls, strength equipment, locker rooms, and a cedar sauna.

What’s ComingCityPickle Brooklyn Bridge — 11 pickleball courts, food trucks, and public green space
StatusDelayed / status unclear
LatestTarget opening window (fall 2025–spring 2026) has passed with no opening announcement found

This is a genuinely large public-space project — a 60,000-square-foot NYC Parks-licensed reimagining of a long-fenced-off strip of land under the Brooklyn Bridge, won by CityPickle through a 2024 city RFP and unveiled with real fanfare in May 2025. Building permits show site work (a timber retaining wall and fencing for the “NYC Parks & PDC approved pickleball concession”) was issued in April 2026, and CityPickle’s own pending liquor license for a food-and-beverage operation at the adjacent 96 Washington Street was conditionally approved in February 2026 — both real, structured signs of forward progress.

What We Know

Permitting and construction were underway as of spring 2026. CityPickle’s own public materials, as of this writing, still describe the location’s opening in future tense rather than confirming it as operating, and we found no press coverage, social media post, or listing confirming an actual opening date has passed.

What We Don’t Know

Whether this has quietly opened without press coverage, or is genuinely running behind its own announced timeline. We’re treating this as unresolved rather than guessing, and will update this section once we can confirm the courts are actually open to the public.

A Long-Running Wine Bar Closes

What Was There7 Old Fulton Restaurant and Wine Bar
StatusClosed

7 Old Fulton Restaurant and Wine Bar sat at one of DUMBO’s most visible corners, a short walk from the Brooklyn Bridge and the neighborhood’s tourist-photo strip, and had accumulated hundreds of reviews over its run. Its Yelp listing was updated to “Closed” as of April 2026. We looked for word of a successor tenant and found none — no lease announcement, no permit filing at this specific address, no press mention of what’s planned for the space.

What We Know

The restaurant is closed. We could not pin down an exact closing date beyond “by around April 2026.”

What We Don’t Know

Why it closed, and what — if anything — is coming next. This is a real, unresolved vacancy on a high-visibility corner, worth watching.

A Menswear Brand’s First U.S. Store Has Quietly Closed

What Was ThereRodd & Gunn, a New Zealand menswear brand
StatusClosed

Rodd & Gunn opened its DUMBO shop at 81 Front Street in 2011 — the brand’s first store anywhere in the United States, and for years its only East Coast outpost. The brand’s own store locator now lists the DUMBO location as permanently closed. Third-party listings (Yelp, business directories) hadn’t caught up as of this writing and still showed regular posted hours, which is worth flagging as its own small lesson: a brand’s own site is a more current source than aggregator listings that can lag a closure by months.

What We Know

The store is confirmed permanently closed via Rodd & Gunn’s own official store locator. Rodd & Gunn opened a new Manhattan flagship in the Flatiron District in 2024, which may be related to the DUMBO location’s closure, though we found no statement directly connecting the two.

What We Don’t Know

The exact closing date, and whether a new tenant has been announced for 81 Front Street.
