Hush Street is tracking what’s being built in the Bronx’s Soundview, Parkchester, Castle Hill, Unionport, Clason Point and Van Nest.

The biggest change is the Penn Station Access project, which is building a Metro-North station at Parkchester/Van Nest; crews set its steel in November 2025. In 2024 the city’s Bronx Metro-North Station Area Plan finished land-use review, allowing more housing around the new stations, and new filings near the station have followed.

Large affordable projects lead the pipeline. The 22-story 1920 Turnbull broke ground in October with 228 affordable and supportive homes, and Camber’s Stevenson Square plan would add about 1,000 affordable homes next to the Stevenson Commons complex. On the Bronx River, Simone’s 970-unit Sheridan Boulevard complex has its zoning and waterfront approvals but has not yet filed for building permits.

Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.

City records disagree on whether the Shorehaven rezoning at 255 Soundview Avenue is still active.
