Hush Street is tracking what’s being built in Downtown Flushing and Willets Point, on both sides of Flushing Creek.

Two city-approved frameworks shape the area. West of the creek, the Willets Point plan is turning a former auto-repair district into about 2,500 affordable homes, a hotel, a school and NYCFC’s Etihad Park; the first 880 apartments began move-ins in May 2026. Next door, Steve Cohen and Hard Rock’s Metropolitan Park won a state casino license in December 2025 for the Citi Field parking lots.

East of the creek, the 2021 Special Flushing Waterfront District allows about 1,725 homes along the water, and its first towers have early permits. In Downtown Flushing, the second phase of Flushing Commons on the former Municipal Lot 1 broke ground in September 2026, joining a cluster of mid-rise condo, hotel and office buildings. Not every site is moving: the RKO Keith’s theater site on Northern Boulevard is tied up in bankruptcy.

Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.
