Hush Street is tracking what’s being built in Sunnyside and Woodside, along Queens Boulevard and Roosevelt Avenue under the elevated 7 train.

After the Long Island City boom, these neighborhoods have drawn their own wave of mid-rise apartment buildings, concentrated along Queens Boulevard and around the 52nd Street station. Three private rezonings at 44-17 Greenpoint Avenue, 50-01 Queens Boulevard and 50-02 Queens Boulevard went before Community Board 2 in September 2026 and together propose about 540 apartments (Hunters Point Ledger). One developer, ZD Jasper Realty, is behind two of them and a 14-story tower under construction at 64-11 Queens Boulevard.

Nonprofit affordable housing is arriving too, from Phipps Houses and Elmcor. The biggest idea, decking over Sunnyside Yard for 12,000 affordable homes, was revived in 2026 but has no funding, approvals or timeline. Much of Sunnyside Gardens is a landmarked historic district, so change there is slow.

Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.
