Hush Street is tracking what’s being built in Manhattan’s Washington Heights and Inwood.
In Inwood, the 2018 rezoning, approved by the City Council, annulled by a lower court and reinstated on appeal in 2020, has now delivered its first wave along Ninth and Tenth Avenues: North Cove’s 611-unit tower and the 698-unit Miramar both finished in October 2025, after the 270-unit Inwood Living. Next is city land: HPD has picked a team to build more than 600 affordable homes and a marine science center at La Ostra on the Harlem River.
Washington Heights has stayed mostly low-rise, but its medical campus is expanding, with NewYork-Presbyterian’s 16-story Beacon in foundations and Columbia’s Vagelos Laboratories nearly done, and a 28-story tower is now rising on West 165th Street. Several long-planned sites remain stuck, including One Bennett Park, first planned in 2005.
Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.

What We're Watching Next
La Ostra’s public approvals, whether 467-473 West 165th Street is a dormitory or apartments, and any movement at One Bennett Park and NewYork-Presbyterian’s Broadway site are the next things to watch. Smaller filings include two 16-story buildings planned by Westorchard Management at 4388 Broadway and 673 West 187th Street, and a 10-story, 83-unit building rising at 5099 Broadway. At Dyckman Houses, the state awarded $6.7 million in September 2026 to curb flooding on Nagle Avenue.
Hush Street also tracks Central Harlem, including Rangel Houses, to the south.
