Hush Street is tracking what’s being built in Battery Park City and at the Battery.
Battery Park City is a 92-acre neighborhood on state-controlled land: the Battery Park City Authority owns the ground and every private building sits on an Authority lease. No new towers are rising. The construction here is flood protection: the South Battery Park City project, including a Wagner Park raised about 10 feet, was finished in September 2026, and the North/West project is fencing off much of the waterfront esplanade through late 2030.
The other big change is on paper. With ground leases approaching rent resets, the Authority has extended Brookfield Place’s lease to 2119, capped rent increases for about 430 long-time Gateway Plaza households and kept 101 income-restricted apartments at Tribeca Park through 2069. Brookfield Place is also absorbing major office moves.
Where sources disagree on costs or dates, both are given. A permit is not treated as proof that construction has started.

North/West Battery Park City Resiliency Project
Two Condo Boards Said No
The boards of Liberty House and Liberty Terrace refused easements, forcing a partial redesign of the South Esplanade section that the Authority says will cost more and keep the esplanade closed longer, The City Reporter reported. A resident lawsuit was dismissed in June 2026, and the plaintiffs said they would appeal. Pumphouse Park, Kowsky Plaza and the Police Memorial are closed during the work.

The Restaurant Is Still to Come
The Authority chose JD Enterprises, which runs The Migrant Kitchen, to operate the pavilion restaurant, Tribeca Citizen reported. It had been expected to open in 2026, but no date has been announced and its DOB application is still in review.

Progress on the North/West flood barrier and the redesigned South Esplanade section, any appeal of the dismissed lawsuit, the opening of the Wagner Park restaurant, the second phase at the Battery, the 17 Battery Place apartments and any plan for Pier A are next.
Hush Street also tracks the Financial District, including 5 World Trade Center, Tribeca and the 2 World Trade Center tower.
