Overview
In August 2026, 2980 Ocean Parkway LLC paid $17 million to the Roman Catholic Church of the Guardian Angel for a 3,000-square-foot parcel of diocese-owned land at 2900 Ocean Parkway in Brighton Beach, recorded as a deed dated August 7. The buyer financed the purchase with an $8.5 million mortgage from Popular Bank, recorded the same day.
The parcel -- currently a parking lot -- sits beside, not under, the Guardian Angel church building itself. Press coverage of the sale describes a 99-unit building planned for the parcel; a Diocese of Brooklyn spokesperson separately told The Tablet, in response to an earlier, unrelated report about the church's future, that "the sale of this vacant parcel has no effect on the church building" and that the real estate transaction "will not affect the church."
A real buyer acquiring diocese-owned land next to a working parish, with same-day acquisition financing already in place and press reports of a 99-unit building planned for the site, is a concrete, financed step -- not just a rumor -- toward new housing on this block. It is not currently reflected in Hush Street's Coney Island coverage.
