Overview
On June 30, 2026, Investmates (through 150 Green St Premium LLC) acquired 150 Green Street in Greenpoint from Green Art Holdings LLC for $25.55 million, with an accompanying acquisition loan from Northwind Group -- via its deal-specific lending vehicle NW 150 Green Street Lender LLC -- reported by Commercial Observer at roughly $21 million. The single-story retail building had been occupied by the agricultural kitchen Ilis, which closed in May 2026. The seller, Green Art Holdings, is tied to an individual named Pascal David with an address in the U.K.'s Channel Islands, and had bought the building in 2017 for $18 million; CBRE's Daniel Kaplan represented the seller.
Investmates, founded by Idan Shitrit and Jacov "Koby" Telyas in 2014, plans a 73-unit condominium building with ground-floor retail at the site and has already filed demolition plans with the city. The firm, which has mostly built small-scale projects in northern Brooklyn, also owns 19 Clay Street nearby in Greenpoint -- bought for $15.1 million in 2022 -- where it has been planning a 68-unit, 14-story residential building. Not yet linked to a Hush Street Project record.
It is Northwind Group's second documented Brooklyn financing in Hush Street's records. As with its 141 Willoughby Street loan, the lender is a deal-specific vehicle, NW 150 Green Street Lender LLC, recorded in care of Northwind Group.
