Hush Street is tracking what’s being built in Melrose, the Grand Concourse, Highbridge, Mount Eden and Morris Heights.

Two rezonings shape this part of the South and West Bronx. The 2009 Lower Concourse rezoning opened old industrial blocks below East 149th Street to housing, and the 2018 Jerome Avenue rezoning allowed taller buildings along the elevated 4 train through Highbridge, Mount Eden and Morris Heights (City Planning).

Much of the current construction is affordable and supportive housing led by nonprofits, especially along River Avenue north of Yankee Stadium and on the Jerome Avenue corridor. On the Lower Concourse, a second wave of market-rate rentals has followed the first, and NYCHA has closed financing to fully electrify Moore Houses in Melrose.

Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.
