Hush Street is tracking what’s being built in Mott Haven and Port Morris, at the southern tip of the Bronx.

The 2009 Lower Concourse rezoning opened the Harlem River waterfront to housing, and the first wave of towers near the Third Avenue Bridge is finished. The next is arriving: Lightstone’s 714-unit One River Park opened its affordable housing lottery in September, and Phipps Houses and Douglaston are seeking approval for 537 affordable homes and a public waterfront walkway at 110 East 138th Street.

The area’s largest public project is the 1,040-bed Bronx borough-based jail at 745 East 141st Street, part of the plan to close Rikers Island, which DOB permitted for full construction on Oct. 1. Port Morris is also absorbing warehouses, and Bruckner Boulevard is filling with 14-story apartment buildings filed just under the 100-unit mark.

Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.
