Hush Street is tracking what’s being built in Kingsbridge, Riverdale and Spuyten Duyvil, the neighborhoods of Bronx Community Board 8, along with the Kingsbridge Armory just to the east.

Much of Riverdale and Fieldston sits in the Special Natural Area District, so the district’s land-use docket is mostly single-house approvals. The larger changes are on the Kingsbridge side. The City Council approved the Armory’s conversion into a 17,000-person arena with about 500 affordable homes in October 2025, a rezoning on Broadway allows a 226-unit affordable building, and twin buildings with 164 apartments are rising off West 230th Street.

Across from Van Cortlandt Park, Tishman Speyer’s all-affordable 160 Van Cortlandt Park South is due in early 2027 next to a new public elementary school. The city has awarded a $149.5 million contract to bring Tibbetts Brook back above ground, and on the Riverdale waterfront the Hebrew Home campus is building a 260-unit senior community.

Where DOB records and press reports disagree on heights or unit counts, both are given. A permit is not treated as proof that construction has started.
