625 Madison Avenue: Related’s Office Tower Rebuild
Foundation work began in July 2026 on 625 Madison Avenue’s new 684-foot, 34-story office tower — a complete pivot from the site’s original plan for a 1,200-plus-foot residential supertall, which was demolished in late 2025 before the redesign. The carbon-neutral building, designed by Foster + Partners and Gensler for developer Related Companies, is planned to yield 858,500 square feet of office space. No completion date has been reported.

At a Glance
- A 1980s office tower — once home to Revlon and to Related Companies’ own headquarters — was demolished in 2025 to make way for a planned 1,200-plus-foot residential supertall.
- That plan was scrapped in 2026: the site is now being rebuilt as an 858,500-square-foot, carbon-neutral office tower instead.
- Saudi Arabia’s Public Investment Fund has invested roughly $200 million for about a two-thirds stake in the current project.
- Marketing materials cite base rents near $250 a square foot, with some deals reportedly targeting $400 — a potential Manhattan office rent record.
What Is 625 Madison Avenue?
625 Madison Avenue sits between East 58th and 59th Streets in Midtown’s Plaza District, just off Central Park and Billionaires’ Row. Related Companies bought and renovated a Postmodern office building on the site in 1986, using it as the company’s own headquarters and later leasing space to Revlon. Related eventually sold the building to SL Green, then bought it back for $632.5 million in May 2024 — this time with plans to tear it down rather than renovate again.
The original plan called for a residential supertall reported at either 1,220 or 1,264 feet across different stages of coverage (see sources). Demolition of the old building ran from late 2024 through December 2025. Sometime after the site was cleared, Related pivoted away from the residential plan entirely in favor of a shorter, carbon-neutral office tower — a bet on renewed demand for prestige office space rather than condos.
The Current Project
Foster + Partners and Gensler are designing the new 625 Madison Avenue as a 684-foot, 34-story office building with 858,500 square feet of carbon-neutral space, described in coverage as featuring curved corners, polished steel framing, and greenery oriented toward Central Park views. Related Companies is developing the project with partner Andrew Mathias; Saudi Arabia’s Public Investment Fund has taken roughly a two-thirds stake with a reported $200 million investment.
Foundation work began in July 2026. Marketing materials are reportedly targeting some of the highest office rents in Manhattan — a base near $250 per square foot, with select deals said to be approaching $400.
