Overview
On June 30, 2026, an anonymous buyer registered as Luffy & Friends LLC paid $24.5 million for the Civil War-era townhouse at 192 Columbia Heights in Brooklyn Heights, in an off-market deal recorded July 6, 2026. The Real Deal reported the sale days after closing, calling it the borough's priciest closing so far in 2026 -- surpassing a $16.3 million penthouse sale at Fortis Property Group's Olympia Dumbo in March. It fell short of Brooklyn's all-time record, Eli Gindi's $32 million sale of his Gravesend mansion in November 2025, which itself displaced an earlier record set by Vince and Theresa Viola's $25.5 million sale of 8 Montague Street, also in Brooklyn Heights, in 2021.
The townhouse is a 25-foot-wide brownstone spanning roughly 7,900 square feet with seven bedrooms and three bathrooms. Granite Broadcasting CEO W. Don Cornwell and his wife, Saundra, bought the property in 1996 and tried to set a sale record of their own in 2014, listing it for $16 million -- at a time when the borough's most expensive townhouse sale on record stood at $15.5 million. The Cornwells didn't get their price: four years later, in 2018, they sold the home for just under $12 million, also to a buyer shielded by a shell company. It isn't established in Hush Street's sourcing whether the property was renovated between that sale and this one, though The Real Deal noted the roughly $12.5 million price increase over eight years makes a renovation likely.
The deed for the sellers was signed by Andrew Fishkoff, who previously served as general counsel for developers Macklowe Properties and Rockrose Development Corp. and is now chief operating officer and general counsel of Eastbridge Group, a family holding company. The buying entity, Luffy & Friends LLC, lists the Manhattan address of the law firm Sullivan & Cromwell; neither the sellers' attorney, Richard Kestenbaum, nor Serhant agent Ravi Kantha, who represented the seller, responded to The Real Deal's requests for comment.
The sale adds to a run of high-value Brooklyn Heights/Cobble Hill townhouse activity Hush Street has been tracking in 2026: a $16 million-asking townhouse at 205 Clinton Street in Cobble Hill found a buyer in May after a $5 million price cut, itself briefly positioned as that neighborhood's priciest listing before this sale closed.
A $24.5 million off-market sale -- Brooklyn's priciest closing so far in 2026 -- for a Civil War-era Brooklyn Heights townhouse whose ownership chain traces back three sales and 30 years, bought anonymously through an LLC registered at a major Manhattan law firm's address.
